We are based around Pakenham VIC 3810 and work across the Cardinia Shire, from Beaconsfield in the west out along the Princes Highway to Bunyip and Garfield, north into the hills at Pakenham Upper and south across the flats to Koo Wee Rup. Free in-home measure everywhere on this page.
Pakenham sits roughly 55km south-east of the Melbourne CBD on the Princes Highway and the Pakenham railway line, and it is one of the fastest-growing corridors in the country. That growth shapes the work: huge volumes of brand new estate homes handed over with bare glass, alongside established weatherboard and brick homes in central Pakenham and the older townships along the highway. The two need different answers, and knowing which one you are standing in matters more than any brochure. Below is where we go, and what tends to come up in each place.
Suburbs with a dedicated page
Officer
Directly west of Pakenham and growing just as hard, Officer is close to all new-build estate housing on small blocks with shallow eaves. The recurring problem is west and north-facing living rooms with big glass and no shade after about 3pm. Sunscreen rollers and double rollers do most of the heavy lifting here, and it is the suburb where we quote the most motorisation because the living-room windows are often too wide and too tall to reach comfortably.
Beaconsfield
Further west again toward Berwick, Beaconsfield has a much older established core mixed with newer pockets. Established homes bring out-of-square openings, timber reveals and windows that were never a standard size, which is exactly where trimmed-to-fit online blinds fall apart. Basswood venetians and roman-style softness suit the older houses; the newer estate pockets behave like Officer.
Nar Nar Goon
A small township east of Pakenham on the highway and the rail line, with a mix of older homes on generous blocks and some newer rural-residential building. Bigger blocks mean less overlooking, so the brief tends to shift from privacy toward heat and glare control, and toward durability on windows that cop wind and dust.
Pakenham Upper
North of the township and up into the hills, on larger rural-residential blocks with real views worth keeping. That changes the answer: nobody up here wants a blind that blocks the outlook, so sunscreen weaves and top-down bottom-up honeycomb come up constantly. Winters are colder and damper than down on the flat, which pushes the insulation case for cell blinds harder.
Koo Wee Rup
South of Pakenham across the flats. Open, exposed country with little to break the wind or the low afternoon sun, and a housing mix that runs from old township homes to newer builds and farm cottages. Practical, hard-wearing choices dominate: aluminium venetians, plain blockout rollers, and verticals on the wide western windows.

New build or established home?
Almost every builder in this corridor hands a house over without window furnishings of any kind, so new owners across the Pakenham and Officer estates are living behind bare glass from the day they get the keys. That is a privacy problem on night one and a heat problem by the first hot week. We can measure before handover or straight after, and most people do the bedrooms and street-facing rooms first, then the living areas once they have lived in the house for a season and know where the sun actually lands.
Established homes are a different job. Openings are rarely square, reveals are often too shallow to recess a blind, and there may be existing tracks, pelmets or hardware to work around or remove. It takes longer to measure and it is worth paying attention to, because this is where a badly fitted blind is most obvious.
